Concorde in the Orchards is a 72-acre development located on the south side of Edmonton, Alberta. The community will showcase low-density development with single-family and duplex homes, and is connected to existing communities in the Orchards area.

Avillia achieved an ASP amendment and rezoning in 2022, and started the grading program shortly after. The four homebuilders in Concorde will start construction in the fall of 2023.

The entrance to Salisbury Village is located on the south side of Wye Road, a major thoroughfare through Sherwood Park in an established part of the hamlet. Sherwood Park is in Strathcona County, a suburb of Edmonton and is well connected to Alberta’s capital city. It is a mid to upper-end neighbourhood with high-standard architectural requirements. The community is a mix of commercial, high density residential, townhomes, duplex and single-family homes. This diversity in housing types with the retail components and the vast parks, ponds, natural features and pathways reflect the theme and intent of an urban village.

Salisbury Village home builders have consistently maintained a strong pace of sales since community launch. The community received recognition early on from the Canadian Home Builders’ Association – Edmonton when it was awarded as Best New Community in 2018.

The original project was 50 acres; however, another 20 acres were added through the acquisition of part of the Glenmore Cemetery. Converting a cemetery into residential housing was a significant undertaking. There were many regulatory requirements and approvals were required from the County of Strathcona, the Edmonton Metro Regional Board, and various Departments with the Provincial Government.

The development of Salisbury Village is essentially complete. All remaining single-family lots have been sold to homebuilders, and the remaining commercial site and two multifamily sites are awaiting on-site construction. The homebuilders in the community continue to build out and sell their remaining lots to homebuyers. Salisbury Village is well-known in Sherwood Park as the premier, family-friendly community with stunning architectural styling and many opportunities to live out an active lifestyle.

Morningview on Middleton is a beautiful hillside development located on the east flank of Middleton Mountain and boasts beautiful vistas over the Coldstream Valley. Morningview is a consolidation of three land parcels. One of these parcels that Avillia purchased was owned by the Middleton family – the same family for which the Mountain was named after. The community backs onto the Middleton Mountain Park and Farnsworth Nature Reserve, an area popular for its trail system and beautiful views.

Avillia is developing a mix of single-family and side-by-side duplex lots and the community is complete with parks, trailheads, community landscaping and a variety of lot sizes. The community hillside design features walk-out, at grade and walk-up lots, many of which will have amazing views of the valley, distant mountains and/or Middleton Mountain Park. The selected homebuilder group will offer a variety of home types in the community as Avillia began construction of the community in April of 2021.

Coldstream’s current zoning bylaw was based on the large-lot residential housing in the area. Morningview proposed complementing the large lots in Coldstream with some narrower lots allowing for greater home purchaser choice. By working with the District, Avillia was able to amend the zoning bylaw to provide broader choice of high-quality homes for future residents.

Avillia is currently undergoing lot servicing and anticipates delivering the lots and community to homebuilders in early fall of 2021.

Fenwyck is located on the eastern boundary of Spruce Grove, north of Highway 16A.

The Fenwyck development is over 30% natural and open space due primarily to the vast fen complex on the south portion of the site and a constantly flowing trickle creek along on the west side of the lands. Both large natural features have heavy vegetation and therefore offer a great amenity lots in the community.

The community is primarily low-density residential with large single-family homes, smaller single-family homes, duplexes and some townhomes. It also has a 2.5-acre community commercial site and large multi-family parcel slated for a seniors development.

Fenwyck was a finalist for the Best New Community in the 2019 Canadian Home Builders’ Association – Edmonton Awards of Excellence in Housing.

Stages 1 and 2 were serviced in 2017 and 2018, and neighbourhood details such as landscaping, masonry and decorative fencing have recently been completed. Fenwyck is a multi-stage development where approximately 10 more stages will be developed in this mid to upper end neighbourhood over the next few years.

Port Okanagan, or The Port, is a new community located in a unique area on the waterfront of Okanagan Lake. This area is identified in the City of Vernon’s Waterfront Neighbourhood Centre Plan as a new and significant development along Lakeshore Drive adjacent to Lakeshore Park and Beach.

This mixed-use village-style development may contain retail stores and various types of residential housing such as condominiums and rental apartments. In addition, offices, restaurants, coffee shops, and other stores will help shape the development. To complement this site and the entire area, a resort-type vision is planned, which includes a high-end hotel. This lake-front development has the potential to be a hub of activity for those living and visiting Vernon and the North Okanagan area.

The Port is named such as it was in this area where the roads, rail, and ships all met. People would come by train and then board large paddle-wheelers to travel down Okanagan Lake. It was a gathering place 100 years ago, and will be again soon. The Port contains approximately 8 acres of wetlands and creeks and is adjacent to Okanagan Lake.  Much of the development plan is to not only retain but enhance the wetlands so it is sustainable for fish, wildlife and natural fauna.

Currently, Avillia is finalizing the studies and approvals required to proceed with land development. In 2022, the City of Vernon passed the third reading of our proposed development, bringing us closer to making The Port a reality. Once all approvals are received, the development of the land will commence – this includes grading, wetland enhancements, installing underground services and upgrading roads. Once the land development is complete, the remaining 8 acres will be subdivided into parcels – yet all will remain part of the village. These subdivided parcels include the resort hotel, commercial spaces and also parcels suitable for multi-family condo and apartment builders/developers to purchase and build upon.

The City of Vernon has had a vision for the Okanagan Landing Area for quite some time. In 2008, City Council approved a bylaw known as the Vernon Waterfront Neighbourhood Centre Plan that presented the vision for the area and set out what they believed would serve the community the best at the time as well as in the future.

The City of Vernon has been working towards increasing the public spaces and direct lake access adjacent to Lakeshore Road. In 2019, the City completed the first phase of Lakeshore Park and Beach.

Historical Significance
& Indigenous History


When the trains came to Vernon, the steamships came too. Okanagan Landing was home to the shipyard that constructed the SS Aberdeen – the first Canadian Pacific Railway steamship on Okanagan Lake. Launched in 1893, the SS Aberdeen anchored the success of the port at the north end of the lake. This port was key to connecting the SS Aberdeen, luxury vessels, and a variety of passenger and freight boats with the train service. Further, the Okanagan Landing area was key for the movement of commercial goods throughout the Okanagan.

Though this area served Okanagan Lake passengers well for decades, the last steamship, the SS Sicamous was retired from the lake in 1936. Even without passengers, Okanagan Landing continued to be a home to ship repairs up until 1960. In 1971, the Okanagan Landing and District Community Association purchased part of this land, which is now known as Paddlewheel Park. This park also houses a variety of educational, recreational, and cultural activities.

Vernon is located within the traditional territory of the Syeelhwh nation. Okanagan Lake and Okanagan River were the traditional transportation routes of the people and their traditional boundaries encompassed this area. Avillia has met with the Okanagan Indian Band during the development of the Port Okanagan plan and acknowledges that we are conducting our business on the territory of sqilxw/syilx (Okanagan) peoples.

Though the details are yet to be finalized, the plan includes a 4 – 4.5 Star resort hotel.

Quarry Landing is a unique parcel of land located in north Edmonton near the North Saskatchewan River and Quarry Golf Course.

The community concept prepared by Avillia contains 114 single-family and semi-estate homes. This low-density approach to development provides a transition from the adjacent Quarry Ridge neighbourhood to other future higher-density development elsewhere in the region. The plan features quiet streets, cul-de-sacs and a number of amenity lots.

With the approval of the Horse Hill Area Structure Plan – Neighbourhood 1, Avillia’s Development of Quarry Landing will help kick-start development in the region since the Area Structure Plan was approved.

Life in Beaumont

Azur Beaumont (previously known as Les Ciels de Beaumont) is an 80-acre parcel ideally located in the southeast quadrant of the City of Beaumont, Alberta. This fast-growing municipality is located on the southeast periphery of the City of Edmonton and is contiguous to an actively developing neighbourhood.
