Position Overview:
Avillia Developments specializes in land development and construction, and we’re looking for an experienced and motivated Development Project Manager to lead projects from concept to completion. The ideal candidate will have direct experience in the land development industry, a passion for creating neighborhoods, and a strong background in planning and/or engineering.
This role requires excellent organizational skills, a solution-driven mindset, and the ability to manage multiple priorities within a collaborative, hardworking team.
Responsibilities:
- Oversee all aspects of land development and construction projects, from initial planning through completion.
- Evaluate the feasibility of each development stage and overall project viability.
- Collaborate with leading consultants on statutory documents and municipal applications.
- Manage municipal approval processes for zoning, subdivisions, and engineering plans.
- Develop strategies for construction execution, including tendering and negotiation.
- Analyze tender results and provide recommendations.
- Coordinate and oversee teams of planners, engineers, contractors, and other professionals.
- Monitor project schedules and budgets, ensuring timely and cost-effective delivery.
- Communicate project status to management, sales, and finance teams.
- Proactively identify risks and implement mitigation strategies.
- Prepare project data analyses, reports, and presentations for stakeholders.
- Maintain project contracts and financial documentation.
Note: As a small, high-functioning team, you may also engage in additional responsibilities beyond the core role.

- Excellent written and verbal communication skills.
- Proven ability to manage multiple priorities and deliver high-quality results.
- Ability to visit, inspect and work on worksites outside the office (drivers’ license and personal vehicle are necessary)

Responsibilities:
- Assist Development and Project Managers with coordinating and overseeing projects.
- Contribute to project planning and budgeting processes.
- Monitor various project aspects and ensure timelines are met.
- Provide Administrative and Tracking support for the projects.
- Analyze project data and create reports, presentations, or communiques to summarize findings.
- Identify project challenges and recommend practical solutions.
- Act as a liaison with project stakeholders to ensure seamless communication.
- Track schedules, manage information requests, and disseminate information promptly.
- Prepare, review, and maintain project documentation and contracts.
- Research and compile market data into actionable reports.
- Support project delivery through tasks such as invoice approvals, marketing execution, and builder communications.

Position Overview:
Avillia Developments specializes in land development and construction, and we are looking for an experienced and Construction Manager to lead the construction aspects for our land projects – from consultant coordination, to budgeting and proformas, to site construction, and to warranty wrap-up. The ideal candidate will have direct experience in the construction of infrastructure for new neighbourhoods and a strong background in budgeting, cost tracking, and managing contractors.
This role requires excellent organizational and communication skills, a solution-driven mindset, and the ability to manage multiple priorities within a collaborative, hardworking team.
Responsibilities:
- Oversee all aspects of infrastructure delivery of our new neighbourhoods from engineering plan approval to stage wrap-up
- Prepare detailed project budgets and work with the Development Manager on full project proformas
- Develop, in conjunction with our engineering consultants and contractors, dirt management strategies, and optimal infrastructure delivery plans
- Coordinate with our consultants on plan and permit approvals (engineering drawings, ESC plans, grading permits, etc.)
- Ensure constant communication with Municipalities to keep apprised of approvals and inspections, and keep them apprised of construction status
- Tender and negotiate construction contracts for all aspect of infrastructure installation
- Keep the Development Manager informed as to schedule adherence and identify any timing delays along with solutions to get the project back on track
- Review and confirm that all invoices and PPCs are contract compliant, holdback are calculated, and any changes or force accounts are accurate and legitimate
- Coordinate with our Sales Team on lot delivery and building permit timing
- Work with our Marketing Team on signage, flagging, showhome sites, and other onsite market initiatives
- Ensure every construction site is clean and safe, and communicate with Contractors and Home Builders safety and cleanliness issues
- Manage the warranty and site maintenance aspects of the project
- Obtain Construction Completion certificates, and Final Acceptance for each stage of development
- Maintain project contracts and other necessary financial and legal documentation

- Personal Vehicle relevant for construction sites and a current drivers license
